Wates Developments has completed the sale of two sites of prime residential land in West Sussex, with plans for a total of 279 homes.
The first site at Foxhole Farm, in Bolney, West Sussex, has been sold to Cala Homes and includes plans for 200 new homes, 60 of which will be affordable. The scheme also includes a sustainable, custom-built community centre and ‘home for life’ for the well-established local charity, Kangaroos.
Wates Developments partnered with the charity to develop their new ‘home for life’ community centre. This will enable the charity to continue its work, with the centre specifically designed to meet the requirements of children, teenagers and adults with special educational needs and disabilities (SEND). The charity currently supports over 400 people in the area, providing nearly 2,000 hours of social clubs and activities throughout the year.
The land at Foxhole Farm was allocated as a location for new homes and community facilities in the Mid Sussex Local Plan review 2024, in response to housing needs in the local area.
The second site, located north of Marringdean Road, Billingshurst, has been sold to MTP Developments and the housing association, Stonewater. The plans for the 10-acre site, which includes 79 new homes, of which 28 will be affordable, have been shaped in line with national and local planning policy and will support the significant demand for new housing provision in the district.
The new homes in both locations will be net zero carbon ready, with affordable rent and shared ownership options available. The developments will also deliver a high-quality, publicly accessible open space with large play areas for younger children and a range of other social, economic and environmental benefits to help the local community and people thrive.
Meryl Baker, operations director – portfolio and Wates Commercial & Logistics, said: “Our purpose at Wates is to create places where people can thrive, and that’s exactly what they will be able to do at the sites in Bolney and Billingshurst.”
“The land offers a great opportunity to deliver sustainable homes in a sustainable location. We’re especially proud to have partnered with Kangaroos to develop their new ‘home for life’ and remain excited to see this facility come to life.”
“Completing on the sale of these sites is testimony to the expertise of our in-house land and planning teams – from the prime quality of land we secure through to achieving outline planning consent – alongside the strong relationships we have with landowners, our partners and developers.”
