Sigma Strategic Land has submitted a detailed planning application to the London Borough of Greenwich for a new residential neighbourhood in New Eltham.
The proposed scheme on the 9.4-acre site of the STC Sports Club will deliver 205 energy-efficient homes in a highly sustainable location, close to local schools, public transport and local amenities.
The application follows 18 months of extensive community and stakeholder engagement and proposes a mix of tenures to respond directly to local housing needs. Half of the homes will be truly affordable, available for social rent, or shared ownership, to support local people who are increasingly priced out of the private market.
Homes will range from one-bedroom apartments to three and four-bedroom family houses, all with solar PV panels for energy efficiency.
Currently, Greenwich has around 25,000 households on the social housing waiting list.
The design will introduce new public spaces, including landscaped areas, open green space, doorstep play areas and 570 sq m of new allotments for public use. Dedicated parkland and natural sustainable drainage systems also feature in the masterplan, contributing to an anticipated biodiversity net gain of 18% across the site.
The proposals also place strong emphasis on active travel. Policy-compliant parking provision is paired with cycle storage, electric vehicle charging and a new pedestrian and cycle link through the site, which connects to the existing road network for the wider public benefit. At the heart of the scheme will sit a new community pavilion, envisioned as a space for coffee, bike repair and hire, and informal gatherings overlooking a large area of landscaped open space.
The long-established Kings Bowls Club has a retained green with a new clubhouse being provided as part of the scheme, together with upgraded parking and enhanced landscaping. In addition, Sigma has committed to a £4million Section 106 package, supporting the renewal and reopening of several disused local authority-owned sports facilities across the borough.
