Tilia Homes, part of the untypical homebuilding group, has secured a 30-acre brownfield site in Northampton in partnership with Homes England.
Earlier this year, West Northamptonshire Council granted full planning approval for 217 new homes to be built on the former landfill site, which was once home to the derelict Northampton–Peterborough railway.
The land has undergone extensive remediation and infrastructure preparation, with further remediation being undertaken by Tilia Homes.
The scheme will deliver a mix of two, three and four-bedroom detached houses, along with 24 affordable apartments. Plans also include enhanced pedestrian links, new play areas and major public realm improvements.

Nearly half of the site will be transformed into open space, which adheres to untypical’s aim of promoting community well-being and biodiversity alongside providing homes.

Construction is expected to begin in autumn 2025, with a show home planned for summer 2026.
