Weston Homes is working with Tesco to prepare planning proposals for a mixed-use development in Goodmayes that would provide 1,400 new homes, of which 35% will be affordable housing.
The project would redevelop a Tesco store and car park on a 10.4-acre site adjacent to Goodmayes railway station. The plans, which they hope to submit this Spring, outline a scheme that will include 1,400 contemporary-designed residential units, formed of six medium-rise buildings and three low-rise buildings, designed by Russ Drage Architects.
In addition to a new Tesco and a three-form primary school with playground, there will also be residential amenity space, room for new workshops and cafés, a landscaped ‘roofscape’, as well as tree-lined pedestrian walkways and public open areas. Plans include lower-ground level parking for both the store and residents.
The partners have been holding pre-application discussions with Redbridge Council and GLA about the proposed redevelopment of the site.
The proposals will be going live on Redbridge website within the next 48 hours, and public consultation starts in later this month.
A spokesperson for London Borough of Redbridge said: “The Tesco site is allocated for redevelopment within the Council’s Local Plan and this major regeneration project has the potential to create new jobs, homes and community facilities as well as support our efforts to improve the local environment. The developer’s proposals are at an early stage and as we continue to appraise the development prior to submission of a planning application, we will be working hard to ensure the proposals have the best interests of the local community at its heart.”
The project forms part of the housebuilder’s ambitious plans for the next five years, With 460 employees and a pipeline of 6,000 new homes, the company plans to double in size and with the launch of its Weston Logistics plant at the end of 2018, it is making significant strides to offsite construction as part of its expansion strategy.
