Build-to-rent provider, Placefirst, has submitted a full planning application for 122 apartments in Halifax town centre.
Plans by the regeneration specialists for the £16million project at Cow Green will see a prominent former multi-storey car park site transformed into high-quality homes for rent.
If approved, the scheme will deliver a mix of one and two-bedroom apartments with bike storage and EV charging points. Designed as a nine-storey building by JM Architects, the development takes inspiration from the town’s rich heritage and will integrate with the council’s wider Cow Green highway improvements that aim to boost footfall in the town centre.
Placefirst is working collaboratively with West Yorkshire Combined Authority to deliver the scheme, with pre-application advice provided by Calderdale Council. Maddox Planning will be acting as a planning consultant during the project.
Cow Green represents Placefirst’s most sustainable project to date as it continues towards its net zero goal. A fabric-first approach has been taken to maximise thermal performance and renewable and efficient technologies such as photovoltaic panels, air source heat pumps, mechanical ventilation with heat recovery, and wastewater heat recovery will be implemented to achieve a high EPC rating, limiting energy consumption and allowing for lower bills for residents.
The proposal ties into Calderdale Council’s wider regeneration plans for the town centre. The ‘Calderdale The Next Chapter’ project includes the refurbishment of the bus and train station and aims to transform Halifax into a vibrant place to live, work and visit.
Once complete, Placefirst will manage the site with an in-house team and dedicated resident services managers.
If approved, work is expected to start in mid-2023 and would be completed by 2025.
