Cameron Homes gets green light for £39million Uttoxeter scheme

Cameron Homes has received planning approval from East Staffordshire Borough Council to deliver 119 homes on the former Bamford Works factory site in Uttoxeter town centre. Cameron is working in partnership with JCB to deliver the £39million legacy-led development, which will focus on reflecting the Georgian architecture of the adjoining conservation area.

Vacant since 2008, the 5.31ha site will accommodate a range of one, two, three, four and five-bedroom homes, including 18 plots specifically designed for elderly occupants. Enabling works and construction will commence on-site early this summer.

The latest green energy features will be incorporated into this scheme, with a very high EPC rating targeted. Specification highlights will include air source heat pumps, smart Hive thermostats, electric vehicle car chargers and solar PV panels.

There will be a total of 2ha of public open space created within the site, utilising high-value heritage-style building materials, soft and hard landscaping and street furniture. The Staffordshire-based housebuilder will also contribute £1.13million to a package of funding initiatives to improve local facilities and infrastructure.

Bounded by Pinfold Street, Hockley Road, Balance Street and St Mary’s Parish Church, the former factory site lies directly to the south of Uttoxeter Conservation Area. Picknal Brook flows across the site via a culvert, but Cameron Homes will recreate and renaturalise the flow of river water to provide new habitats for wildlife and restore ecological processes.

The vacant brownfield land was allocated as being suitable for housing within the Borough Council’s Adopted Local Plan, and the initial outline planning consent was obtained by JCB. During 2025, the global manufacturing giant then undertook a selection process to identify a housebuilding partner to take the plans forward to a Reserved Matters application and construction deliverability.
