Bellway buys land for over 300 homes in Bedfordshire village

Bellway has completed a deal to buy land in the Bedfordshire village of Bromham, with plans to deliver over 300 homes.

The 42-acre site is south of Northampton Road and east of the A428 in Bromham, approximately three miles north-east of Bedford, and has outline planning permission already in place.

The land deal with Rainier Developments was completed on Friday 26 June, and the developer will now finalise its detailed reserved matters application for submission to Bedford Borough Council later this year.

Paul Smits, managing director for Bellway Northern Home Counties, said: “We are looking forward to finalising our detailed plans for a new development in Bromham, which will provide over 300 new homes for the local area. This will include 30% affordable housing with a mix of affordable and shared ownership homes available.”

“The project will include significant open space, including play areas, a teenage shelter, and informal open spaces, as well as footpaths and cycle paths linking the new homes with the existing village. Existing trees and hedgerows will be retained and enhanced, and we will also be providing land for a GP surgery.”

“We will also be paying more than £4.5million towards local infrastructure as part of the planning agreement for the development. More than £3.8million of this is for education, early years and SEND, while there will also be contributions towards bus services, health services and roads. A further investment of over £4.5million will be made through the Community Infrastructure Levy.”

“Subject to planning consent, we hope to start construction work on site next spring.”

The deal is the first Bellway has completed with land promoter Rainier Developments, which secured the outline planning consent for the site.

Joshua Sinnett from Rainier Developments said: “We are delighted to have completed the sale of the land at Bromham to Bellway Homes.”

“It has been a pleasure working alongside the team throughout the transaction, and we would like to thank them, along with everyone else involved, for their collaborative approach in bringing the sale to a successful and timely conclusion.”
