Breck Homes gets green light for 120 affordable homes at former Lloyds building near Leeds

Breck Homes has gained planning consent for the transformation of a former Lloyds Banking Group data and call centre in West Yorkshire into 120 affordable homes.

Leeds City Council’s planning committee has approved plans for the development in Farsley, which represents Breck’s largest scheme in Yorkshire to date.

The brownfield site, near Cote Lane, will feature one and two-bedroom apartments and three and four-bedroom houses for shared ownership and affordable rent. Many of the properties will feature residential gardens and the development will also include new public green space.

Breck and Lloyds submitted plans in October 2025. Since 2018, Lloyds has supported over £23billion in new finance to the social housing sector through commercial lending and deal facilitation, including £3.2billion in 2025 alone.

Plans were shaped via consultation with residents and community feedback, with investment also going into existing children’s play facilities. Breck is in talks with a nominated housing provider, which will acquire the site on completion.

Breck anticipates beginning on-site in November 2026 and aims to complete by December 2029.

Nigel Robson, managing director – Yorkshire, Breck Homes, said: “This has been a thorough planning process, with the local area at the heart of our strategy and decision-making.”

“We are delighted to continue our strong relationship with long-standing partners, Lloyds. Focus now turns to progressing the development and creating another new, thriving community of affordable homes in Yorkshire.”

Jess Tomlinson, global head of real estate & housing at Lloyds Banking Group, added: “The approval of these plans is an important step towards bringing more affordable homes to West Yorkshire and giving local people greater access to high-quality housing. By working with partners such as Breck, we can support local housing needs and contribute to the long-term prosperity of the community.”

Dawsons Corner will be Breck’s fourth affordable development in Yorkshire, with the property developer already live at three sites in Bradford, which will deliver 107 new homes in total.
