Land promoter Richborough has secured Taylor Wimpey South Midlands as development partner for a 13.3-acre site in Bedfordshire, after receiving outline planning permission earlier this year.
The site in Henlow Camp is allocated for residential development, and the proposals include 30% affordable housing alongside public open space, children’s play areas, landscaping, biodiversity enhancements and sustainable drainage infrastructure.
Taylor Wimpey was selected as development partner following a marketing process and the transaction involved several complexities, which were successfully navigated through close collaboration between Richborough, Taylor Wimpey and their respective professional teams.
Katie Saunders, Regional Manager at Richborough, said: “We’re really pleased to have secured Taylor Wimpey as partner for the project, marking another important step towards delivering much-needed homes in Central Bedfordshire despite a backdrop of challenging marketing conditions.”
“This is a great example of how a collaborative approach, underpinned by strong planning and technical expertise, can unlock development opportunities. Working closely with our landowner, consultant team and Taylor Wimpey, we’ve been able to navigate the challenges and achieve a positive outcome. We look forward to continuing our partnership as the site progresses towards delivery.”
Aaron Gibbins, Senior Land Manager at Taylor Wimpey South Midlands, said: “We are delighted to have acquired this site in Henlow. Richborough was a constructive and professional partner throughout the transaction; their proactive approach, planning strategy and clear communication created a collaborative environment, enabling both parties to work through the opportunity efficiently and effectively.”
“As with any land acquisition, Taylor Wimpey undertook a thorough due diligence process to ensure we fully understood the site and its potential. Richborough were responsive and engaged throughout, providing the information and support needed to progress the transaction and helping to maintain momentum as the deal moved forward.”
“By working closely together and maintaining a shared focus on delivering a high-quality scheme, we were able to successfully complete the acquisition of a development site that will bring new homes and wider benefits to the local community.”
Richborough says that the successful transaction reflects its multidisciplinary approach to land promotion, bringing together in-house planning, design, technical and disposals to create high-quality development opportunities.
