Abri reports strong half-year results

Abri has reported “strong financial and operational performance” in the first half of the year as it progresses its ambition to become a top five housing provider.

The housing provider recorded an increased turnover of £231million as of September 2026, up from £218million in September 2025, while its operating surplus increased from £58million to £66million.

Following an inspection by the Regulator of Social Housing in the summer of 2026, Abri retained its G1 governance and V1 viability ratings, which the regulator says demonstrates continued strong governance, effective risk management and financial resilience. The Group also received its first consumer grading of C2, which it says recognised its customer-first approach to service delivery and the significant progress it has made towards addressing the challenges inherited from Octavia when it joined the group in 2024, evidenced in the removal of its historic C3 rating.

In July, Abri announced partnership discussions with Bath-based housing provider, Curo. Abri says that the partnership would enable the organisations to increase capacity to build more homes and invest more in homes and services. A final decision is expected later this year.

The report outlined Abri’s strategy to build 20,000 new homes by 2036. During the first six months of the financial year, the group invested £155million into new homes, utilising existing cash, existing revolving credit facilities and grant claims from Homes England.

Alongside this, it invested £73million into existing homes through repairs and maintenance, building safety and energy efficiency, putting the Group on track to exceed last year’s record level of investment of £135million.

In August 2026, Abri retained its Strategic Partnership status with Homes England, receiving £350million as part of the Social and Affordable Homes Programme 2026-2036, which will be used to deliver 1,967 homes. In the same month, it launched a £2.5billion EMTN programme to create greater flexibility to access long-term funding and the most cost-effective financing. Together these arrangements will strengthen our ability to invest where it matters most.

Caroline Moore, Chief Financial Officer, said: “Our mid-year figures demonstrate Abri’s continued financial strength and resilience. In the first six months of the year we’ve increased turnover and surplus, invested significantly into new and existing homes, continue to be a strategic partner of Homes England and maintained the highest governance and financial viability ratings from the regulator.”

“We’ve made strong progress in the early days of our new corporate strategy, strengthening our position to deliver more homes, improve services and invest more in our communities. With a strong balance sheet, diverse funding model and track record for delivery, I look forward to seeing what we will achieve in the next half of the year.”
