Pennyfarthing Homes submits plans for new homes in Milford-on-Sea

Hampshire-based housebuilder, Pennyfarthing Homes, has submitted a reserved matters planning application to New Forest District Council for its Swallow Field development in Milford-on-Sea. Building on the outline planning permission, which agreed the principle of development of up to 170 homes on this allocated site, the application details the design, layout, landscaping and architecture of the new scheme.

The development aims to deliver a carefully designed neighbourhood that meets local housing needs and reflects the character of the village. Of the 170 homes proposed, 85 will be designated as affordable tenures, including homes for affordable and social rent and shared ownership, and under the First Homes scheme, providing crucial opportunities for local first-time buyers and families to stay within the community.

Set on the northern edge of the village, the plans include a strong emphasis on landscaping and provide a significant amount of public open space, including a large new public recreational area to the north, pocket parks, a central village green and new public open spaces around the perimeter. Footpaths will run through the development and connect to the wider area, including to a nearby bus stop and school on Lymington Road.

The landscape strategy includes retaining mature trees, extensive tree and hedge planting, and natural play areas with wildflower meadows. These elements will boost biodiversity and create a setting that blends harmoniously with the surrounding countryside.

The homes will draw on Pennyfarthing Homes’ ‘New Forest’ house type range and will include a mix of one to five bedroom properties. Low-rise apartments, at key focal points, will reach up to two-and-a-half storeys with dormer windows.

The layout also incorporates cycle storage, EV charging infrastructure and sustainable design features, which Pennyfarthing says align with its wider commitment to building greener, future-ready communities.
