A deal has been agreed that will deliver the largest single contribution of affordable housing in Hertsmere, with 186 to be built at Lyndhurst Farm in Borehamwood.
Having obtained planning permission in 2024, Griggs and Success Property have now agreed a deal with affordable housing provider Thrive Homes, with The Hill Group appointed as the main contractor to deliver the scheme. Originally approved with an 80% affordable housing provision, the development will now be delivered as 100% affordable housing, across a mix of social rent, affordable rent and shared ownership tenures.
The development will also include a purpose-built community building, acting as a hub for residents and local groups. The existing allotments near the site will also be expanded, increasing capacity and improving accessibility, with modern amenities including vehicle access, parking, water, electricity and on-site facilities.
A £550,000 investment will also be made into local transport and infrastructure, including public transport improvements and new pedestrian and cycle links.
Alix Green, executive director of growth & investment at Thrive Homes, said: “We’re proud to celebrate a major milestone in the delivery of our latest affordable housing development—an ambitious project that will provide a diverse mix of homes, from one-bedroom apartments and bungalows to four-bedroom family homes, supporting over 750 residents.”
“This development directly responds to local housing need in Hertsmere, where just 48 affordable homes have been delivered annually on average since 2019/20.”
“Beyond high-quality homes, residents will enjoy access to landscaped green spaces, well-regarded schools within walking distance, and excellent transport links—including Elstree & Borehamwood Station, just six minutes away by car.”
“We’re committed to creating a thriving, inclusive neighbourhood that reflects the needs and aspirations of the community, and we’re excited to help shape a brighter future for Hertsmere.”
Cllr Nik Oakley, cabinet member for planning, infrastructure and transport at Hertsmere Borough Council, said: “This project is proof of vision and partnership working, and I’m absolutely thrilled that in Hertsmere we can deliver a fabulous ground-breaking scheme. 186 Hertsmere families or their relatives will now have a place to call home through social and affordable rents and shared ownership.”
James Craig, director at Griggs, said: “We’re proud to see our vision for Lyndhurst Farm progress in partnership with Thrive Homes and Hill Group. From the outset, with our partners at Success Property and with the key support of Hertsmere Borough Council and especially Cllr Nik Oakley, this scheme has aimed to deliver more than just housing, it’s about creating a place where people can live, connect, and thrive. It’s an opportunity for us to make a meaningful contribution to affordable housing delivery in Hertsmere. The fact that this can now be delivered as a 100% affordable housing scheme reinforces our commitment to designing developments that leave a lasting positive impact on communities.”
The team at Success Property, commented: “This is an incredible development which has been the result of an enormous effort and unmatched commitment from all of our partners, we wish to thank every one of them. We want to acknowledge the unwavering support of Hertsmere Borough Council, its planning team and committee members. Also, special thanks to Councillor Nik Oakley who has shared our vision from the outset and her commitment to delivering affordable housing has been relentless.”
“This scheme delivers desperately needed genuinely affordable housing in an area where there is a chronic shortage and which is at last being addressed. We have been privileged to have been involved from the beginning.”
Andy Hill OBE, founder and chief executive at The Hill Group, commented: “We are pleased to be working alongside Thrive Homes, Griggs and Success Property to deliver Hertsmere’s largest and 100% affordable housing development. At Hill, we are committed to building high-quality homes that are not only affordable but also support thriving, sustainable communities. We look forward to working with our partners to help address the chronic housing shortage in the area and provide new, energy-efficient, affordable homes that people can be proud to call home.”
