Cameron Homes has forward sold 66 family homes at its £40million Hawksley Rise development in Redhill, Nottinghamshire. The £15million acquisition by emh Group will enable the build programme to be accelerated, ahead of the public sales launch in February 2027.
The deal reflects the first time the Staffordshire-headquartered housebuilder has worked with emh Group, which manages circa 20,000 properties across Leicestershire, Nottinghamshire and Derbyshire. The social housing provider has funded the off-plan acquisition through its Homes England grant programme.
The 28 two-bedroom houses, 32 three-bedroom plots, and six four-bedroom designs will be constructed to achieve a high EPC rating. Designated for both social rent and shared ownership, the first sets of keys are scheduled to be handed over to residents during Q1/2 2027.
Elliott Lawley, Senior Land Manager for Tara Group and Cameron Homes, said: “Deals like this are exactly what the government is seeking, in order to deliver the 90,000 affordable homes required across the UK each year. We purchased this site with detailed planning in place, and alongside making an immediate start to the construction programme, we sought an RP partner through a competitive tender process.”
“We are very pleased to be working with emh Group to help meet the local demand for single-family homes for social rent and shared ownership. The scale of this deal will enable us to increase the intensity of our construction programme, with the two-year build providing a boost to the economy across north-east Nottinghamshire.”
Cameron Homes acquired the 17.2-acre site earlier this year, which was awarded full planning consent by Gedling Borough Council for a total of 144 houses. It reflects the firm’s largest single land acquisition since its inception in 1994. Accessed from A60 Mansfield Road, the site is close to the market town of Arnold and five miles from Nottingham city centre.
The groundworks are well underway, and a sales presence is scheduled to be unveiled to the public in Q1 2027 to market the 78 open-market houses. On completion, the development will also benefit from 5.6 acres of new public open space, including a children’s play area.
Chris Jones, Executive Director of Housing and Development at emh Group, said: “We are thrilled to announce this strategic acquisition, which will see 66 wonderful new family houses made available to local people who need them most.”
“We’ve selected the Hawksley Rise development because it’s so well located for community facilities, schooling and transport, while also having the benefit of a children’s play area on site. We are delighted to be working in partnership with Cameron Homes to deliver high-quality homes that residents can be proud of, and look forward welcoming the first residents early next year.”
The latest green energy features will be incorporated into each house, with specification highlights to include electric vehicle car chargers and solar PV panels.
As part of the development programme, Cameron Homes will deliver ecological enhancements and increase biodiversity, with an attenuation pond situated at the lowest part of the site. Bird and bat boxes will be installed on retained trees and incorporated within the design of the 144 new homes.
The site is within easy walking distance of local amenities, including two pubs, a convenience store, churches, bus stops and a range of highly regarded schools. Located two miles away from Redhill, Cameron Homes is also part-way through the construction of 57 family homes at Mapperley Meadows.
