Metis Homes receives planning approval for three sites on renowned Cowdray Estate

Hampshire-based Metis Homes has received the green light for three sites to build 58 new dwellings and commercial space in partnership with the Cowdray Estate in Easebourne, West Sussex.

The Cowdray Estate is located in the village of Easebourne, West Sussex and is famed for hosting the British Open Polo Championship for the Cowdray Gold Cup, as well as being home to a championship golf course.

The partnership between Metis Homes and Cowdray Estate will see each site provide a selection of homes, from one- and two-bedroom apartments, through to two-, three- and four-bedroom houses.

Adam O’Brien, managing director of Metis Homes, said: “We are thrilled to have had all three of our detailed planning applications approved. Working alongside the team at Cowdray Estate is an honour and each development is focused on enhancing the legacy of high-quality development that the estate has maintained through generations. Five of the 58 homes have been designed to Passivhaus standards, and a total of 20 homes will be designated for affordable housing to meet local needs.”

Lauren Cleghorn, property director for Cowdray Estate, said: “This is a major milestone in the living history of the Cowdray Estate. Each development will have a distinct design and feel yet will link together harmoniously adding to the legacy of the estate. Our collaborative, overarching vision with Metis Homes is to bring new life to these parts of Easebourne, with sympathetic development which respects the unique built and natural environment of the village, by embracing a landscape-led approach to placemaking.”

The new developments aim to enhance the local landscape and biodiversity by incorporating the three sites into the existing settlement and embracing the heritage of Easebourne. The approved plans also include enhanced opportunities for new planting and green corridors, as well as a bespoke solution to address water neutrality.

The former site of Easebourne Primary School will be redeveloped for 20 homes, including a highly sensitive conversion of the listed portion of the existing school building. The Cowdray Works Yard site extends to approximately 2.2 acres and will also incorporate 20 new homes, while the third site, located on Egmont Road, will comprise 10 houses and eight apartments.
