St James, part of the Berkeley Group, and Gateway Housing Association are partnering to deliver 82 affordable homes in the first phase of the Bow Green development in East London.
A former gasworks, the Bow Green project is breathing new life into brownfield land and bringing forward 1,450 new homes across five phases.
Gateway Housing Association, based in East London, will own and manage the new affordable homes being built by St James. Phase One of the Bow Green development will see 35% of the homes designated as affordable, with 54 homes allocated for Tower Hamlets Living Rent and an additional twenty-eight offered under Shared Ownership. This includes duplex homes located on Maple Mews, the gateway to Bow Park that lies at the centre of the scheme. The one, two and three-bedroom homes will be ready for residents to move in by 2026.
Lutfur Rahman, executive mayor of Tower Hamlets, said: “Housing is my number one priority and so I am very pleased to see the delivery of 82 affordable homes, part of a much larger development that will help breathe new life into this area of Bow.
“My ambition is for all residents to live in decent, affordable homes, but the sad fact is that a large percentage of Tower Hamlets households are severely overcrowded. We have the answer – to build more genuinely affordable homes – and I can confirm that Tower Hamlets is open for the right kind of development.”

Transforming the former gasworks site, St James will restore heritage and cobbled streets, blended with new buildings to create a vibrant new neighbourhood. Surrounded by green spaces, Bow Green sits in close proximity to parks, rivers, canals, and natural landscapes. The East London location boasts convenient access to Canary Wharf, just a 23-minute walk away, and excellent connectivity with access to transport links on four major lines.
