The Hill Group has secured a trio of planning permissions across the South East, delivering a total of 268 new homes across Essex, Oxfordshire and Hertfordshire.
The successful schemes include a 108-home development in Takeley, Essex, where Hill will provide a mix of two to five-bedroom homes for private sale and a 40% allocation of affordable housing. The approval includes the replacement of a previously consented 66-bedroom care home, identified as surplus to requirements, with 20 residential units, alongside reserved matter approval under outline consent for a further 88 homes.
The scheme will incorporate a fabric-first approach to construction, and houses will be fitted with air source heat pumps, electric vehicle charging points and cycle storage.
In Kidlington, Oxfordshire, Hill has secured planning permission for a 96-home development, forming part of a wider strategic allocation that will deliver 430 homes in total. Half of the homes within the scheme will be affordable, including a mix of one and two-bedroom apartments and two to four-bedroom houses. The affordable provision will be delivered in partnership with SNG and will include homes for shared ownership, social rent and affordable rent, helping to address acute local housing demand.
The scheme is the result of nearly seven years of planning and collaboration, and will also deliver a range of community benefits. These include the creation of formal and informal sports and play areas, as well as the gifting of half a hectare of land to the parish council to enable the extension of the local cemetery. Construction is expected to begin shortly, with the first homes anticipated in 2027.
In Welham Green, Hertfordshire, Hill has secured full planning permission for a 64-home development on a 2.7-hectare site, including 22 affordable homes. The scheme is situated on former green belt land brought forward through the local plan process, and will comprise a collection of two to four-bedroom homes arranged in a village-style layout.
