The Duchy of Cornwall has received a resolution to grant planning approval from Swale Borough Council for its new proposed community at South East Faversham, following a decision by the Council’s Planning Committee.
The decision will unlock the delivery of new homes to respond directly to Faversham’s acute housing need, while also providing new facilities, infrastructure and green spaces for new and existing residents.
The overall scheme will deliver up to 2,500 homes, including affordable housing, a primary school and nursery, health and well-being facilities, local employment centres and sustainable transport connections.
The development has been designed to support access to nature for residents and nature itself, with 50% of the site dedicated to green space, and the development targeting an overall 20% Biodiversity Net Gain. Homes will incorporate renewable energy, electric vehicle charging and on-site water recycling to reduce the project’s environmental impact.
Subject to the planning and legal process, the Duchy hopes to commence construction of the first phase in 2027/8. This would include 261 new homes, 35% of which would be affordable housing, alongside the first local centre, which would provide 3,021 sq m of space for retail, commercial and community uses. The first phase would also deliver green space, as well as walking and cycling infrastructure.

The Duchy of Cornwall has engaged with local residents, stakeholders and statutory partners throughout the planning process, shaping proposals that balance housing delivery with environmental stewardship, infrastructure provision and long-term community well-being. The Duchy will now continue working with Swale Borough Council to finalise the Section 106 agreement and progress the next stages of delivery, while maintaining ongoing engagement with local residents and stakeholders.
