The Church Commissioners for England has submitted a planning application for a community of up to 150 homes in Fiskerton, Lincolnshire.
The 8.1-hectare site was allocated for development in the Central Lincolnshire Local Plan, adopted in April 2023. The new community, six miles from the city of Lincoln, will include 25% affordable housing in line with the provisions of the local plan.
Matt Naylor, principal asset manager of strategic land at the Church Commissioners for England, said: “In line with the Central Lincolnshire Local Plan, our plans will deliver much-needed high-quality new homes in the village on this allocated site. Our proposals have been informed by the local community and align with the Archbishop’s Commission’s vision for safe, sustainable housing across England.”
The new community will support existing facilities and services in Fiskerton and surrounding areas, including the primary school that borders the site to the west. It will feature substantial open space and a circular walkway around the site that ties into existing rights of way.
Sustainability enhancements include the delivery of policy-compliant levels of biodiversity net gain, and the creation of sustainable drainage systems that support local wildlife. The scheme has been designed by Leeds-based architecture practice, Edward Architecture, and the masterplan has been developed in line with the principles of Secured by Design Homes 2024 guidelines.
The scheme is the latest in the Church Commissioners’ strategic land pipeline, which also includes a 1,000-home scheme in nearby Bracebridge Heath, Lincoln. All homes will be delivered in line with the Archbishops’ Commission’s vision for sustainable, safe, stable, sociable and satisfying housing.
