A key milestone has been reached in the £4billion Victoria North regeneration project in Manchester, following the completion of the final homes at Victoria Riverside.
The milestone marks the first residential development in Red Bank, one of the initial phases of the 15,000-home regeneration programme, delivered by Far East Consortium (FEC) in partnership with Manchester City Council (MCC).
Supported by Housing Infrastructure Funding from Homes England, which helped unlock more than 10.5 hectares of brownfield land within Red Bank, the area is one of the first to come forward as part of the wider Victoria North regeneration programme.
Victoria North will span 155 hectares across seven neighbourhoods over the next two decades, with Red Bank delivering 5,500 homes for approximately 8,000 residents, creating a new mixed-use community in Manchester city centre.
The first phase of Victoria Riverside completed in July 2025 and delivered 341 homes, including a significant shared ownership offering in partnership with L&Q. The second and final phase delivered a further 293 open market homes, bringing the development to completion with 634 homes in total, with residents moving into the new homes on a phased basis from August.
Standing 37 storeys tall, the final tower, Crown View, is the landmark building within Victoria Riverside, and will offer panoramic views across the city and the River Irk. Residents will benefit from a range of amenities including co-working space, a residents’ lounge and bar, gym and yoga studio, private dining facilities and landscaped podium gardens. The development is managed by FEC’s in-house operator, Found, with a dedicated on-site team to support residents.
Crown View sits close by Angel Meadow Park and the newly re-opened St Catherine’s Wood, which forms the first phase of the 46-hectare City River Park. Once complete, City River Park will become one of Manchester’s largest public green spaces, creating a continuous network of new and enhanced parkland that will connect all seven neighbourhoods across the wider Victoria North masterplan.
Alongside new homes, Red Bank will deliver retail, leisure and community spaces connected by green routes and public realm. Shaped by the Urban Life Strategy, developed in collaboration with Danish placemaking experts BRIQ, these spaces are designed to provide a strong sense of community, support local businesses and create a vibrant neighbourhood where people can live, work and socialise.
