A new platform, The Affordable Housing Network, has been launched to help developers avoid the systemic issues faced in the UK’s affordable housing sector.
Each year, thousands of s106 units, homes required by law to be allocated as affordable housing within new developments, face delays or fail to find buyers. According to industry reports, over 17,000 such units remain stalled, resulting in wasted time and financial strain for both developers and affordable housing providers.
Despite recent initiatives, such as Homes England’s ‘S106 Clearing Service,’ developers are still required to exhaust traditional disposal methods before accessing support, which Hayden Belcher, the founder and CEO of The Affordable Housing Network, describes as “inefficient while failing to address the lack of centralised exposure for S106 opportunities”.
Hayden Belcher said: “The system is fragmented. Developers often struggle to reach more than a few affordable housing providers, while providers find it difficult to identify opportunities in a timely, transparent, and accessible way. This creates unnecessary delays and lost opportunities across the board.”
The Affordable Housing Network’s platform has been designed to provide a single hub for developers and affordable housing providers to connect, negotiate and finalise deals. By focusing on collaboration and transparency, the platform aims to resolve the inefficiencies that have long existed in the industry.

By centralising these functions, the platform is aiming to not only clear backlogs of stalled units, but also help prevent such bottlenecks from occurring in the first place.
The Affordable Housing Network differs from traditional property marketplaces by focusing on immediate transactions rather than long-term partnerships, which can often lead to deals being concluded outside the platform. This ensures developers retain exposure to a larger pool of potential buyers, while affordable housing providers gain unprecedented access to opportunities that might otherwise have gone unnoticed.
