Hayfield acquires Buckinghamshire site for £21m green development

Hayfield has acquired a prime 6.75-acre (2.73 Ha) site in the Buckinghamshire village of Little Kimble to deliver 40 eco-friendly luxury homes. The £21m project will feature Air Source Heat Pumps, energy-efficient underfloor heating, the smartest electric vehicle fast-charging points available and ultra-fast broadband.

Accessed off Risborough Road within the Parish of Great and Little Kimble cum Marsh, the site has been purchased from Rainier Developments Ltd with Outline Planning Consent in place. Hayfield has submitted a Reserved Matters Application to Buckinghamshire Council for a range of two-, three-, four- and five-bedroom executive houses of up to 2,672 sq ft. The development will also incorporate landscaped Public Open Space and a new village shop.

Located three miles from Aylesbury, the scheme has been designed to blend seamlessly into the surrounding landscape and setting of this picturesque and historic village, which incorporates Griffin House Preparatory School, where past pupils include public figures Arabella Churchill and India Hicks. Hayfield’s development site is located directly opposite The Chilterns AONB. It is also positioned just two miles away from Little Kimble Railway Station, which provides regular services to Oxford and London Marylebone.

Hayfield will create a new access road and footpaths to adoptable standards from Risborough Road, with the development having been designed to seamlessly assimilate into the surrounding environment. The proposed executive homes have been designed with a high degree of consideration to the local vernacular, with features including brick detailing, traditional porches and brick chimneys.

The density of the development will be archetypally Hayfield and much lower than typical new build schemes, with open landscaped spaces, a SUDS balancing pond, swale network and extensive new tree planting incorporated into the masterplan.
