Hundreds of new affordable, open-market and Build to Rent (BTR) homes are set to be constructed across Yorkshire and the North East of England following the announcement of a number of land acquisitions and planning permissions.
Esh Construction’s affordable housing division will deliver almost 300 homes across the region having completed land purchases on four sites through its land-led solution, a service which includes sourcing developable land and conducting technical, design and construction assessments, land acquisition, planning and construction processes.
The four new schemes are: a £20million project which will deliver a 55-home extra care development in Gateshead; a site to deliver a mix of two-, three- and four-bedroom houses and two-bedroom flats as part of a £9million affordable housing scheme in Jarrow; a mix of affordable homes and a 68-apartment extra care scheme to be delivered just two miles from Bridlington town centre; and a scheme for 65 two-, three- and four-bedroom homes for affordable rent in Hull.
Laura Devaney, land and partnerships director at Esh Construction, said: “We have forged important relationships with Homes England, local authorities and registered housing providers and the culmination of these four projects is testament to the work going on behind the scenes to carry out surveys and investigations into site viability.”
Plans to transform a derelict site in Middlesbrough town centre have cleared a major hurdle after securing planning approval by the Middlesbrough Development Corporation Planning Board. Wates has been named lead contractor for the £200million Gresham Street development being brought forward by iMpeC and Buccleuch Property.
Part of the town’s wider masterplan, this first phase will include more than 240 BTR flats and residential accommodation for more than 450 students, with the aim of starting works this summer. Fairfield by Marriott is also in talks to open a 200-bedroom hotel as part of the wide-scale regeneration project.
Tees Valley Mayor Ben Houchen said: “This is a landmark project for Middlesbrough. Our Development Corporation is playing a vital on by supporting major projects, cutting through planning red tape and getting on with the job of revitalising sites such as Gresham which have stood empty, unloved for far too long.”
Avant Homes North East has secured planning permission for a 16-acre site to build 230 new homes in Middleton St George. Known as Winfield Park (pictured), the £51million development will offer a mix of two- to five-bedroom properties, including 50 affordable homes. Work is due to start in June 2025, with the first homes on sale by February 2026 and residents moving in from April 2026.
